Consider what your guests will need during their stay, like chairs, a couch, a desk, a dresser, a coffee table, and a bed. Make sure everything is in good condition and has no stains or rips.
Add personal touches like plants, books, and decorative accents to make your place more attractive to potential guests. It’s also a good idea to make your place Instagram-ready so guests can proudly take pictures of their staycation and share them on social media. Guests posting pictures of your lovely home is a free promotion that will make others curious and attract more potential guests. 

Provide the essential conveniences

Items such as a hygienic kit, toilet paper, drinking water, coffee, and tea are important for travelers. Make sure to include them on your complimentary items so guests won’t have to look for these essentials when they’re at your place. Your complimentary items should consist of essential toiletries and consumables for the convenience of your guests. These will also help make them feel comfortable and welcome during their stay.

Use great photos to attract guests

Guests go straight to your photos when they look at your listing. Good-quality, well-lighted, and greatly captured images help you get bookings. Highlight key features in your space, amenities, and other places nearby. If you’re too busy and can’t monitor your messages constantly and respond to them within a few hours, you can hire a property manager or co-host to take care of your inquiries and bookings. Poor communication and customer service could lead to bad reviews and missed bookings, so make sure you communicate with your guests respectfully and address inquiries and issues quickly.

Price your listing appropriately

When pricing your Airbnb, it is crucial to strike a balance. A price that’s too high can make the guests look elsewhere, but too low of a price could mean you’re not making as much money as you should be. To determine the right price for your Airbnb rental, it’s essential to do your research. Look for similar properties in your area and see how much they charge. Also, keep an eye on the market and make sure your price is in line with current trends. You may also need to adjust your pricing if there are special events in your area. Here’s a good tip: a price slightly lower than your competitors can make a difference. Lowering your price a little bit can lead to the top of a search boost, even a small price decrease of $10. This will attract clicks and make your customers feel your property is a good deal!
